The beautiful
country of Costa Rica is located between Nicaragua and Panama in
Central America. The tropical climate and diversity of altitudes,

Nations since 1945, with past President Oscar Arias being honored
with the Nobel Peace Prize in 1987.
Costa
Rica is an exciting place to visit and explore with its dry forests
of the pacific region to the tropical jungles of the southern
region, interspersed with some fabulous beaches, where the majority
of the tourist business infrastructure is located. Eighty percent of
the population is of Spanish origin, with about forty thousand
indigenous people living in isolated areas of the lush jungles and
forests. Currently approximately two hundred and fifty thousand
foreigners live in Costa Rica.

Costa
Rica (Spanish for “Rich Coast”) is in Central America between Nicaragua
and Panama. At 51,100 square kilometers, it is a little bigger than
Switzerland. Ten percent of the country’s four million inhabitants live
in San Jose. More than half of the population lives in the central
valley around San Jose. It has a length of about 500 kilometers and a
width of 150 kilometers

Getting to Costa Rica is easy... just a short 2 1/2 hours away from
Miami
There are several
active volcanoes in Costa Rica. Irazu, Poas, Rincon de la Vieja, and
Arenal are the most active with eruptions every fifteen minutes.
The famous Cocos Islands, which lay 500 kilometers off the Pacific
Coast, are part of the Costa Rican territory
Costa Rica has a
tropical climate with two very distinct seasons. The “Green Season”
runs from May to October and the “Gold Season” is from November to
April. The seasons are so named because they represent the rich
colors of the landscape
Late afternoon showers are typical during the Green Season producing
lush tropical forests. Little rain falls during the Gold Season,
turning the landscape into deep golden brown hues.
Temperatures vary primarily with elevation and not with the season.
On the coast, the weather remains warm but temperate, and in the
mountains, the weather is cool throughout the year
In the Guanacaste region, the Gold Season lasts several weeks longer
than any other region in Costa Rica.

Buying real estate in Costa
Rica
Buying real estate is not
something to enter into blindly, especially when buying in a foreign
country where the rules are probably different from what you’re used
to.
In addition to choosing a developer that has longevity, reputation
and experience in the country you’re thinking about buying in, a
basic understanding of the real estate process will assist you in
eliminating problems you may encounter.
Below are the basic
steps for buying real estate in Costa Rica:

Find a local
attorney-
A good one, who specializes in real estate
and will assure that the drawn contract best serves your
needs. Check with your embassy or ask someone you trust to make
a recommendation.
Find the property
you want to buy-
with the assistance
of a good real estate salesperson and negotiate the conditions.
Find out the
seller’s purchase payment expectations-
a good faith
deposit is almost always required.
Get it in writing!

Have the seller put
what is to be included in the transaction in writing.
Visit the National
Registry (Registro Nacional) –
Get a registered
plot map showing the property you want. Make sure what is being
offered is the same as what is on the map. Also get the
registration number of the property you are buying and conduct a
thorough title search on the property.
Visit a Topographer-
if the plot map is
outdated, have a topographer resurvey the plot.
Write a transfer
deed-
signed by the
seller, buyer and a notary.
Record the Deed -
in the notary’s
book with a copy is
presented to the Registro for registration.
Check the deed-
the Registro checks
the deed and makes any necessary corrections.
Make Payment -
of all due taxes,
notary fees, stamps, etc.
Register the
Transfer Deed-
with the Registro.
The deed must be registered within one year, otherwise it will
be voided.
Confirm deed
registration-
get a copy of the
closing document to ensure proper ownership.
