Alkudia Smir (Kabila) - Apartments & Penthouses

The project is also know as Kabila and is located near to Marina Smir and Marina Kabila and is 20km from Tetouan and 50 km from Tangier.  The pretty village of Chefchaouan with its stunning waterfalls is also located nearby.

Alkudia Smir is a flagship development in the most exclusive resort area on Morocco´s “Golden Mile”, an exquisite stretch of beautiful coastline, unspoilt beaches and stunning seascapes. Extremely popular with wealthy Moroccan´s, Marina Smir is literally a location fit for kings: the Saudi Royal Family have holiday homes here, as does King Mohammed VI himself.

The region is also popular due to its proximity to the Tangier Royal Golf Club and the Royal Golf Club of Cabo Negro, as well as both Tangiers and Tétouan airports and the ferry and hydrofoil ports in Tangiers.

Development Description

Alcudia Smir is an exciting development by one of the world’s most established and respected developers, on Morocco’s most popular stretch of coastline for property investors, often called Morocco's golden mile. Set alongside several 4 & 5 star hotel complex’s in an already well established tourist resort. Alcudia Smir offers a fantastic opportunity to purchase Apartments, Penthouses and Townhouses at fantastic prices, at the earliest point of sale.

The Resort

The resort itself is to be constructed on over half a million square meters of prime beachfront land, overlooking mile upon mile of beautiful sandy coastline. There will be a commercial centre containing shops, restaurants and bars, which shall make Alcudia Smir a true hub of activity for this area and therefore an extremely good rental investment. Due to the significant nature of this development, there shall be several phases of construction. The first phase, known as AP-1, consists of 240 apartment units. All  of these units sold with an additional 100 reservations made within just 10 days, resulting in additional units needing to be released.

Apartments

Each apartment block shall consist of 16 high quality units over four floors. Within this, there shall be 2 x 1 Bed Penthouses and 2 x 2 Bed Penthouses. The ground floor garden apartments shall be either 2 or 3 bedroom, with a mixture of 2 & 3 bedroom apartments on the first and second floors. Views from these apartments shall be beach and sea, mountain, or of the various pool complex’s (selected units shall even have all three!). Space is a major consideration in the plans for each apartment, with unit sizes for a 2 bed 1 bath apartment starting from over 65 square meters plus large terrace. Townhouses There is also the opportunity to purchase Townhouses at Alcudia Smir. Offering stunning views to the beach and as far as Cueta, these properties shall be highly saught after investments. Constructed in blocks of four, each townhouse shall have 3 bedrooms and 3 bathrooms with private gardens, and finishes of the highest quality.

Bank Guarantees

One of the main attractions for investors however, shall be the availability of bank guarantees on this project. As investor research has proven, bank guarantees are extremely rare in Morocco due to the lack of national legislation, so the added security of an investment at Alcudia Smir (which is also known as Kabila Marina by many), is likely to appeal to a broad spectrum of  clients and we expect reservation volumes to reflect this. Outside of the government backed ‘Kings Resorts’ such as Mediterrania Saidia, we are recommending this project more than any other due to this added security factor.

Flexible Payment Terms

Another huge bonus for investor clients are the flexible payment terms available. In a typical Moroccan investment, buying clients shall be expected to pay 20% of the purchase price as deposit upon signing the purchase contract, then a further 20% when the project ‘breaks ground’.

At Alkudia Smir, although 40% is required before completion, this is broken down into a 15% deposit, with the next 25% payable over the next 18 months during construction, either monthly or quarterly. This is a truly unique payment plan, designed to encourage early investors and to confirm their confidence in the project.
