Alkudia
Smir is located on the
Mediterranean coast, just 15 minutes from the Spanish
enclave of Ceuta and its international airport.
The
project is also know as Kabila and is located near to Marina Smir and Marina Kabila and
is 20km from Tetouan and 50 km from Tangier. The pretty
village of Chefchaouan with its stunning waterfalls is also
located nearby.

Development Description
Alcudia Smir
is an exciting development by one of the world’s most
established and respected developers, on Morocco’s most
popular stretch of coastline for property investors, often
called Morocco's golden mile. Set alongside several 4 & 5
star hotel complex’s in an already well established tourist
resort. Alcudia Smir offers a fantastic opportunity to
purchase Apartments, Penthouses and Townhouses at fantastic
prices, at the earliest point of sale.
The Resort
The
resort itself is to be constructed on over half a million
square meters of prime beachfront land, overlooking mile
upon mile of beautiful sandy coastline. There will be a
commercial centre containing shops, restaurants and bars,
which shall make Alcudia Smir
a true hub of activity for this
area and therefore an extremely good rental investment. Due
to the significant nature of this development, there shall
be several phases of construction. The first phase, known as
AP-1, consists of 240 apartment units. All of these units
sold with an additional 100 reservations made within just 10
days, resulting in additional units needing to be released.
Apartments
Each
apartment block shall consist of 16 high quality units over
four floors. Within this, there shall be 2 x 1 Bed
Penthouses and 2 x 2 Bed Penthouses. The ground floor garden
apartments shall be either 2 or 3 bedroom, with a mixture of
2 & 3 bedroom apartments on the first and second floors.
Views from these apartments shall be beach and sea,
mountain, or of the various pool complex’s (selected units
shall even have all three!). Space is a major consideration
in the plans for each apartment, with unit sizes for a 2 bed

Morocco due to the lack of national legislation, so the

Flexible Payment Terms

payment terms available. In a typical Moroccan investment,
buying clients shall be expected to pay 20% of the purchase
price as deposit upon signing the purchase contract, then a
further 20% when the project ‘breaks ground’.
At
Alkudia Smir, although 40% is required before completion,
this is broken down into a 15% deposit, with the next 25%
payable over the next 18 months during construction, either
monthly or quarterly. This is a truly unique payment plan,
